This page discloses Fast Foreclosure Data's regulatory status and how the data on the platform is sourced and produced. It supplements our Terms of Use and does not modify them.
1. Not A Real Estate Broker, Agent, Or Auctioneer
Fast Foreclosure Data is a data and research platform. It is nota licensed real estate brokerage, real estate agent, or auctioneer in any state, and holds no such license. We do not represent buyers, sellers, borrowers, or lenders in any transaction; do not conduct or facilitate auctions or bidding; do not negotiate or present offers; and do not earn commissions, buyer's premiums, or referral fees on any real estate transaction. If you need brokerage representation or licensed auctioneer services, engage a professional licensed in the relevant state.
2. Not A Consumer Reporting Agency
Fast Foreclosure Datais not a consumer reporting agency under the Fair Credit Reporting Act, and the Service does not produce “consumer reports.” Use of the Service to evaluate a person's eligibility for credit, employment, housing, insurance, or government benefits is prohibited under our Terms of Use.
3. No Legal, Tax, Financial, Or Investment Advice
Nothing on the Service, including AI-generated briefs and chat responses, is legal, tax, financial, or investment advice, or a recommendation to bid on, purchase, or forgo any property. Consult licensed professionals — attorneys, title companies, CPAs, financial advisors — before acting.
4. Data Sourcing And Methodology
Property, filing, and party information displayed on the Service originates from records made publicly available by county clerks and other government offices, such as Notices of Trustee's Sale. We use automated systems — including optical character recognition and AI models — to collect and structure those filings into the dashboards, search results, and exports you see.
- Government offices may amend, withdraw, or rescind a filing after we collect it; the official record held by the county is always authoritative.
- Automated extraction can introduce errors, omissions, or delay. Confidence scores and extraction flags shown on a notice are informational aids, not a guarantee of accuracy.
- Independently verify any record against the official county source before relying on it for a bid, offer, or other financial decision.
Fast Foreclosure Data is not affiliated with, endorsed by, or acting on behalf of any county, state, or other government entity.
5. AI-Generated Content
Some content on the Service — document extraction, property briefs, and chat responses — is generated by third-party AI models (currently Anthropic and Mistral AI) rather than written or reviewed by a person before delivery. AI output can be incomplete, outdated, or incorrect even when it reads confidently. Treat it as a starting point for your own research, not a finished conclusion.
6. Fair Housing
Fast Foreclosure Data supports equal housing opportunity. The Service may not be used to discriminate against any person on the basis of race, color, religion, sex, disability, familial status, national origin, or any other characteristic protected under the federal Fair Housing Act or applicable state and local law.
7. Trademarks
